Once terms are agreed, you receive a written Commitment setting out the loan amount, rate, and conditions to funding. Nothing is verbal.

Funding

With conditions satisfied and documents registered, funds are advanced through your lawyer or notary.

Before You Apply

What's the difference between a second mortgage and refinancing my first?

A second mortgage sits behind your existing first mortgage and doesn't disturb its rate or terms. Refinancing replaces your first mortgage entirely, which can trigger penalties if you're mid-term.

How fast can this close?

In as little as 2 days for a clean, straightforward file. Typically it's closer to 2 weeks once appraisal scheduling and document collection are factored in — we move as quickly as the process allows without skipping steps.

Is there a penalty for paying it off early?

Prepayment terms vary by deal and are set out clearly in your Commitment before you sign — you'll know exactly where you stand before committing to anything.

What if my credit isn't perfect?

Private lending exists precisely for situations that don't fit a bank's template. Adverse credit doesn't automatically disqualify you — it needs to be explainable and consistent with a solid exit plan.

What if you can't approve my file?

Not every file is the right fit, and we'll tell you plainly and early if that's the case — not after weeks of back and forth. There's no cost and no obligation to find out where you stand.
